What Multiple Listing Services (MLS) Means to Real Estate Brokers

Members of the National Association of Realtors have spent tons of dollars in developing a system called Multiple Listing Services (MLS) to make realty transactions quicker and more efficient. An MLS allows a real estate broker to establish a contract that offers compensation and cooperation to other brokers. Add to that, MLS allows the accumulation and dissemination of facts and figures to brokers so that they can appraise property.

During the late 1800s, real estate brokers met regularly at broker association offices to share data about properties they sold. If another broker agreed to help sell the property, the initial broker would then give compensation to him for the service he procured. This is how the idea for MLS began, based on a mutual understanding that’s quite unique to organized real estate: Help me sell my property, and I’ll help you sell yours.

Currently, there are more than 800 existing MLSs. Real estate brokers share information on their listed properties and then invite other brokers to do the same. Through MLS, Jackson Hole property sellers gain an increased exposure to their property, while buyers can gain multiple connections and sources of information even if they’re working with only one broker.

The real estate market is a world where one realtor is always trying to best the other. Without MLS, real estate brokers would create their own ineffective systems causing fragmented co-broker relations that will most likely lead to failed transactions. The MLS provides a system of cooperation that consolidates property information, allowing brokers to build trust and respect among their fellow brokers.

Notwithstanding the unifying power of MLS, it can still stir up a fair amount of competition. It can level the playing field so that a small-town brokerage gets the competency to match an established multi-state company. Multiple Listing Services are databases that are paid for, created and maintained by various real estate professionals to help clients in the buying and selling of property.
